I would encourage anyone who wants to buy cheap land to check out Hot Springs Village, in central AR. The infrastructure is there, the place is a huge forest, and interior lots (not on a lake or golf course) are very reasonably priced. The POA fee is $90 a month, and for now property taxes here are super cheap due to homesteading clause.
